The delays experienced at Heritage Estate in the development and transfer process have been unfortunate and are in the process of being concluded. There were many preliminary procedures which, despite the Developer expecting them to have been completed prior to commencement of sales, still needed to be processed and resolved.
The rates clearance certificate from JHB Council has finally been issued to enable the attorneys to lodge the documentation for the opening of the Township Register. Upon registration, separate Title Deeds will be issued of the consolidated erven of Heritage Estate, to enable transfer for the first batch of units that will comprise the Firs and The Oaks Block 1-4. This is expected to take place by November 2017.
Capstone 237 Pty Ltd – the developer of Heritage Estate, has handed the construction arm of the project development over to an external contractor who is re-aligning the project timing for Phase 2 and 3 of The Oaks. Phase 2 has commenced building and the 4 structures are up. The new contractors are expecting the first handovers to start in October 2017. Phase 3 is planned to commence clearing operations in the 3rd quarter of 2017 and construction 2 months thereafter.
The developer is to focus on the restoration and refurbishment of Heritage House into the common areas for residents of The Estate.
Heritage House
Heritage House has, after many architectural negotiations, been granted approval by the Provincial Heritage Association of Gauteng (PHRAG) for the refurbishment and restoration process that is expected to commence in the 3rd quarter of 2017. Handover and occupation of the 28 simplex units began in October 2016.
The Oaks
A warm welcome to our newest residents in The Oaks at Heritage Estate. Phase One is almost complete with residents occupying Blocks 2 and 3 since md-January 2017. New residents have been moving into Block 4 since mid-May and we now have a community of over 58 residents that is steadily growing and getting to know each other.
Work on Block 1 in Phase 1 is continuing and Phase 2 – Block 5,6,7 and 8 is progressing with Christiaan Kriel from Orix Construction. A groundbreaking party will be held with the start of Phase 3 – Block 9,10 and 11 and a “45 day notice period before occupation” will be sent out by Calteaux and Partners – the conveyancing attorneys, as the units clear the initial snagging process and are ready for handover.
